The debt secured by said Deed to Secure Debt/Security Deed has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney’s fees.

WHEREAS, for value received, LEA PAULINE BABINEAU, executed and delivered to MICHAEL P. MADDEN, that certain promissory note, dated June 10, 1996, in the principal amount of FORTY THOUSAND DOLLARS and 00/100 ($40,000.00) (the “Promissory Note”) which has been assigned to PAM WHITE (the “Lender”), with the Promissory Note being secured by a Deed to Secure Debt recorded at Deed Book 23, Page 003, as assigned to Danny J.
