All Madison County property owners will receive a property tax assessment notice this year. And those notices could come late this week or early next week.
“We’re hoping for Thursday,” said Madison County chief appraiser Robin Baker.
Madison County’s board of assessors agreed to mail notices to all property owners, even though members voiced concern about setting the tax digest behind schedule if everyone receives a notice.
In recent years, only property owners whose values had changed received a notice. But assessors agreed that every property owner should have the opportunity to review their property values annually.
Property owners have 45 days to appeal their values. If more than three percent of Madison County’s 15,995 parcels are under appeal, the county cannot submit its digest to the state.
The BOA counts on you not appealing and just paying the bill. IT COSTS NOTHING TO APPEAL AND IF SOMETHING HAPPENS AND YOU CAN'T SHOW UP FOR THE HEARING THERE IS NO PENALTY SO YOU HAVE NOTHING TO LOSE AND NO REASON NOT TO APPEAL.
And as home values have crashed, your value should have GONE DOWN significantly. If it didn't; went up or stayed the same, YOU NEED TO APPEAL. FILE YOUR APPEAL WITHIN 45 DAYS.
I want to reiterate that I am not trying to discourage anyone who thinks their assessment is too high from appealing. A good analogy for the mass appraisal process is painting. In mass appraisal the first painting is done with a "wide brush". The appeals process is where the "overlap" is corrected and the appraiser can paint with the "fine brush". The appeals process is a very important part of the overall process and works best when not abused.
I am not appealing my values based on the BOA, I am appealing my values because of the market going south. Values are going down, the BOA can't control that, they only approve/deny what is brought before them by staff appraisers. This is my experience anyway.
