BOC eases age restriction on mobile homes in medical hardship cases

Madison County commissioners agreed Dec. 7 to relax age restrictions on mobile homes moved into the county in cases of medical hardship. But once the medical hardship is over, the mobile home must be moved.

The county does not allow mobile homes over 12 years old to be moved into the county. However, a woman recently appeared before commissioners to ask permission to move her mobile home, which is over 12 years old, to the county so that she can live next to her ailing mother.

BOC members said they wanted to help the woman, but they didn’t want to open the door for misuse of the medical hardship exemption. For example, if a person is allowed to move a mobile home that does not meet the age requirement, what happens when the medical hardship is over? If the home stays, can the owner then use the trailer as rental property?

The woman who sought to move the trailer may eventually be able to rezone a separate lot to bring her home into compliance with county zoning regulations.

However, commissioners said they didn’t want to open up a backdoor way for rental homes to be placed in the county.

“You want to help people, but you don’t want it to be misused to establish rental properties,” said Commissioner Stanley Thomas.

Under current county guidelines, mobile homes over 12 years old that are moved into the county in cases of medical hardship should be moved within 60 days of the medical hardship ending.

Here's an idea: if you own the property, and you own the mobile home, and you pay your property taxes, IT'S NOBODY'S DANG BUSINESS HOW "OLD" THE HOUSE IS!

I've seen stick built houses that look like crap. And 1 year old mobile homes that look like crap. And I've seen 30 year old mobile homes that are neat, attractive and well-maintained.

The age of the mobile home has NOTHING to do with anything.

I think the problem is depreciation and the lack of tax revenue. Often times, people move older homes in the county and have several children that we must educate all the while they are paying practically nothing toward taxes due to depreciation.
So, I agree with the commissioners, they need to take this on a case by case basis and stand firm. Because, it is very expensive to educate children and provide services to citizens of the county now.

your reasoning is moronic. all they have to do is rent a room somewhere for a lot less than even an 20 yr. old mobile home to take advantage of schools. madison co. schools are the worst in the region anyway - most kids drop out - so its not like anyone is moving here to take advantage of crappy madison co. schools.

if a mobile home is unsafe and not good if it is older than 12 years old, why is it deemed safe and ok if the occupant of that home is elderly or sick? seems the rule should be consistent. if an older mobile home is safe and good for an old sick person, it should be safe and good for anyone.

also, mobile homes aren't assessed. they buy a tag. so an old mobile home pays almost the same as a new one. also, mobile homes can be moved. shoddily constructed stick-built homes cannot be moved and are a blight forever. mobile homes can be moved.

that puts your arguments to rest. get the govt. out of our lives. madison county commissioners are republican in name only. they behave like democrats. true republicans believe in private property rights and liberal govt. should not be dictating what kind of houses people can buy. vote 'em out and get some real conservatives in there instead of these hypocrites

look it up. it's only a few hundred dollars difference between a brand new deluxe doublewide and a 25 yr. old single wide. difference is negligible. and if those few dollars are so important, just tell the folks wanting to bring in older mobile homes they have to pay $500 instead of $250. then county makes money, people get to live in their home, and we recycle valuable homes instead of throwing them in landfill where they go to waste and pollute water supply.
