Thirty six Madison County properties are being advertised in The Madison County Journal for the August foreclosure sale, up from 35 in July.
The eight-month foreclosure advertising total for 2010 is 291. In 2009, 377 foreclosures were advertised in The Madison County Journal. That was up from 260 foreclosures advertised in 2008 and 150 advertised in both 2006 and 2007.
While the foreclosure sales are advertised in the newspaper, not all homes will necessarily be sold through the foreclosure process. Mortgage holders could still settle with lenders before the property is sold at the courthouse steps.

If defaults on mortgages are increasing as is the case in most states, then some great bargains will eventually be found, depending on the state redemption period, at tax deed sales. Georgia has a 1 year redemption period. Potential investors may have to seriously consider doing some research and due diligence to see if there are any bargains in the counties in their states.
