Madison County commissioners will meet July 16 and 20 at 10 a.m. in the county government complex and hear from department heads and constitutional officers about their budget needs for next year.
Madison County's tax rate is expected to generate 13.3 percent less revenue this year than last due to declining property values.
County commission chairman Anthony Dove said the county government's revenue doesn't come entirely from property taxes, but he anticipates the government's 2012 property tax revenues - which will support the 2013 budget - will be down about 10 percent.
“We could be down about $800,000 in revenue from last year,” he said.
In 2011, one mill generated $669,411 for governing authorities in Madison County. But one mill is projected to generate $580,444 in 2012.
Madison County commissioners will look for items to cut in the 2013 budget. They could also pull from an anticipated $4 million to $5 million reserve fund at the end of the year to cover a projected revenue shortfall. Commissioners have spoken adamantly against a tax rate hike.


That's if property values are falling why are Insurance rates going up ?
After having my insurance go up . I contacted my agent to see why .
I got the same ole song and dance, that its replacement cost.
Well being in the trades and knowing that just about everybody you talk to in the industry is saying the same thing that they are all having to cut their prices drastically just to get work .
Why are the prices going up for replacement and who is taking that money.
I also believe that my land was included in the assessment which isn't suppose to be.
Dwelling and contents was all I wanted to insure.
After doing more research I found out that the insurance companies were also using peoples credit report and rating to determine what they would charge.
Mine being low because of underemployment and getting behind on some things and others for having to high a limit.
I have a 2000 Horton Double Wide nothing fancy . Now if the home is depreciating in value as we all know they do .
I paid $35,000 for it and now am being told it would cost $93,000 to replace . I am also having to pay for $9,800 in coverage for an out building which I don't have and have never had. I removed trees from around the structure at my own expense to reduce risk of falling debris also. They also increased the coverage on my contents which we all know will be depreciated as well in the event something happens.
I also looked around and found and exact replacement for $35,000.
When I ask about dropping the coverage on an out building I didn't have I was told it was a package deal and I could just cover the dwelling and contents but it would be a higher risk policy and cost me even more. Once again cooperate America hits the little guy.

These people are such crooks and liars .
If it was worth having why are we forced by law to have it and then to be abused in the manner in which the Insurance Industry abuses us all. My original policy was for $87,500 which was 9 acres and the dwelling and was my loan amount.
I ask the agent if I had total loss they would just cut me a check for $150,000 which is what all my coverage amounts to.
I was told yes but I don't believe them for a second.

I have already written my state rep to see if he will introduce a bill to stop such egregious and immoral acts by this unscrupulous
Industry. Many States have already had to put in place such legislation to stop such actions by the insurer .
I doubt that will have much effect either. Wouldn't waste my time with Ralph Hudgens because I believe he is the Industries State advocate not ours .

Good for you and a great post here! Folks have always known that any insurance is a necessary evil, but the practice of using credit scores from an industry that can't even correct a record properly or at all is vile. The credit bureaus need more regulation, too; they are nothing but an addition hassle in a modern life so full of red-tape hassles we all want to go live in a hole and never come out again.
With auto insurance, they can charge more if your car is a certain color if they can demonstrate more red cars get wrecked. But maybe you bought the red one because they made you a deal on that one because no one would buy it because it would make their insurance cost higher. Insurance created the situation in the first place and, for those buyers, there is no relation to claim risk whatsoever!
The prosyletizing Ralph Hudgens is no different than any other politician these days. Politicians have always been shady, but today they manage to present such a total and complete block to the will of the people that there is no more United States of America with all that patriotic promise of freedom and opportunity. This country has had serious problems before, but this one is truly scary. Democracy has been thoroughly hijacked. We must find a way to get power back in the hands of the people! Otherwise, America is just a plutocracy, a government ruled only by the wealthy.
